Why your payment can go up after the first year

Lenders estimate taxes at closing. If the home was new construction or the homestead exemption was not on the first tax bill, the escrow account can come up short and the payment rises after the first year's escrow review. Filing the homestead exemption promptly and budgeting for the full tax amount helps avoid surprises.

Disabled veterans may qualify for additional Texas property tax exemptions, which can make a large difference in the payment. See VA loans in San Antonio.
