Investor / DSCR

For some investment properties, the property cash flow matters more than your personal income.

DSCR financing can provide a different qualification route for rental-property investors, especially when personal income, tax returns or portfolio debt make conventional qualification less efficient.

What does DSCR mean?

DSCR stands for Debt Service Coverage Ratio. At a high level, it compares the property's qualifying monthly rental income with the applicable monthly property expense.

Qualifying monthly rent ÷ applicable monthly property expense = DSCR

Simple example

If qualifying rent is $3,600 and the applicable monthly property expense is $3,000, the simplified calculation is $3,600 ÷ $3,000 = 1.20 DSCR.

How to read the number

DSCRSimplified meaning
1.25Qualifying rent equals 125% of the applicable expense.
1.00Qualifying rent and applicable expense are equal.
0.90Qualifying rent equals 90% of the applicable expense.

There is no single universal DSCR minimum across every investor program. Eligibility, pricing, leverage and reserves can change with the ratio and the specific program.

What goes into the property expense?

Depending on the program, the denominator may include principal, interest, property taxes, insurance, HOA dues and other required property expenses. That is why calculating DSCR using principal and interest alone can produce a misleading result.

What rental income is used?

The lender does not automatically use whatever rent the investor expects. Depending on the transaction and program, acceptable documentation may include an existing lease, appraisal-supported market rent or other approved rental evidence.

DSCR vs. conventional investment financing

Conventional investment loanDSCR loan
Main qualificationBorrower income, debts, assets and eligible rental incomeProperty cash flow is central
Personal DTIImportantGenerally not the central metric
Self-employed tax analysisMay be requiredOften not the primary qualification method
LLC ownershipMore limitedOften available under investor programs

How financing changes DSCR

Interest rate, taxes, insurance, HOA and down payment can all change the property expense and therefore the DSCR. A larger down payment may reduce the loan amount and improve the ratio. A higher rate or insurance premium can reduce it.

Reverse the formula

If the applicable monthly expense is $3,400 and you want to test a 1.25 DSCR, required qualifying rent would be approximately $4,250: $3,400 × 1.25.

LLC ownership

Certain DSCR programs may permit eligible LLC ownership. The lender may need operating agreements, articles of organization, ownership information, EIN documentation and personal guarantor information. Entity rules are program-specific.

Refinance and cash-out

DSCR programs may offer rate-and-term and cash-out refinance structures. Equity, seasoning, LTV, DSCR, credit and reserves can affect the available options. Investors may use cash-out strategically for another purchase, renovations, reserves or portfolio expansion, but the financing cost should be evaluated against the investment plan.

Short-, mid- and long-term rental properties

Some investor programs can consider different rental strategies, but the documentation and property requirements vary. The main DSCR page keeps these together because the central underwriting concept is still property cash flow rather than personal salary.

Mortgage DSCR is not the same as investment return

A lender's DSCR calculation does not necessarily include every economic cost an investor should consider. Vacancy, management, repairs, utilities, furnishings and capital expenditures may materially change actual cash flow even when the property qualifies for financing.

Common questions

Do I need tax returns for a DSCR loan?

Many DSCR programs are designed without traditional personal-income qualification. Exact documentation varies by program.

Does my personal DTI determine the DSCR?

No. Personal DTI and property DSCR are different calculations.

Can I buy in an LLC?

Potentially, under programs that allow eligible entity ownership.

Can a property qualify below 1.00 DSCR?

Some programs may permit lower ratios with different leverage, pricing or reserve requirements. Others may not.
