Mortgage Calculators

Run your own numbers before you talk to a lender. These calculators include property tax, insurance and the real costs of FHA and VA loans, so the estimates are closer to what you will actually pay. For exact numbers, call Sarah.

Calculator questions

How accurate are these mortgage calculators?

They give quick estimates that include property tax, insurance and the FHA upfront premium and VA funding fee that many calculators leave out. Property tax and insurance can be changed to match your area, because they vary a lot by state and county. They are still estimates, because your actual tax rate, insurance cost and interest rate depend on the property and your situation, so call Sarah for exact numbers.

Does using a calculator affect my credit score?

No. The calculators run in your browser, do not ask for personal information and do not check your credit. Your credit is only reviewed if you apply for a mortgage or a preapproval.

What should I do after I run the numbers?

Send your numbers to Sarah for a review. She can confirm your actual rate, which loan programs fit, how your income and debts will be counted, and how much cash you will need to close, which a calculator cannot do.
