Can Self-Employed Buyers Get a Mortgage With One Year of Tax Returns?

Some self-employed homebuyers may qualify using one year of federal tax returns, depending on the loan program, business history and overall file. It is not a universal rule, and one year of documentation does not mean one year of business activity.

Business history matters

Traditional underwriting typically looks for a history of stable self-employment. Certain conventional guidelines can permit one year of personal and business returns when an established business and other eligibility requirements support that approach.

That option depends on the specific automated-underwriting findings, business history and income analysis. A newer business may face different requirements.

Taxable income is not the same as revenue

Lenders generally evaluate qualifying income under program-specific rules, which can differ from gross sales or cash deposited into an account. Some allowable adjustments can affect the result, while business expenses and declining trends can reduce it.

Bring the complete tax return, including schedules and any required business returns. A profit-and-loss statement may help explain current operations but does not automatically replace required documents.

What if my write-offs reduce my qualifying income?

This is common for business owners. Depending on the facts, conventional financing or an alternative documentation program may be worth exploring. Bank statement programs have their own requirements, pricing and tradeoffs.

Never alter tax filings or overstate earnings to obtain a mortgage. Accurate documentation protects the borrower.

How to prepare before shopping

Have the business start date, entity type, filed returns, recent business statements, current debts and estimated funds for closing ready. Get a realistic qualification review before making an offer.

A good first question is: “Which qualifying-income calculation applies to my business structure?”

Frequently asked questions

Do I need two full years of tax returns?

Often, but not always. The program and documented history determine which returns are required.

Can deposits alone prove my income?

Some alternative programs may use bank statements, but conventional programs generally follow their own tax-return documentation rules.
